Description
The Old Vicarage is a beautiful home within the Howardian Hills AONB with elegant accommodation including 4 reception rooms and 6 bedrooms. Set in approximately 6 acres the house has a fabulous garden and grazing.
Location
Husthwaite is a thriving village on the edge of the Howardian Hills AONB, 2.5 miles from the market town of Easingwold. It has a primary school with a nursery and a pub. There is an active community supporting various interests from yoga, wine tasting, local history and gardening clubs to a film club and theatricals in the Village Hall. There is a quarterly village market with over 25 indoor and outdoor stalls at the village hall. Easingwold provides excellent local facilities including a secondary school and many local shops.
The Howardian Hills is a beautiful landscape taking its name from Castle Howard a fine stately home which is open to the public. To the north is The North York Moors National Park (2 miles) with more stunning scenery. Helmsley (10 miles) is a very pretty market town with excellent shopping and places to eat. Thirsk (9.2 miles) is convenient with more extensive amenities and a railway station with direct services to London.
York (18 miles) is a popular city renowned for its Minster. There are excellent cinemas, theatres and restaurants, and of course its race course. York train station offers regular services to London many in under 2 hours.
There are several private schools in the area including St Peters, Bootham, Cundal and Ampleforth College.
The House
Quietly positioned on the edge of the village and within the AONB, The Old Vicarage of 1899 is a beautiful house designed by Hodgson Fowler in the Lutyens style, unusual in the North of England. Much of the internal joinery including the oak fireplaces in the drawing and dining rooms is attributed to “Mousey” Thompson of nearby Kilburn.
The ground floor flows well with three, elegant reception rooms retaining a great deal of period charm. The kitchen has an Aga and French doors onto the garden, adjacent is a good utility room and a pantry. There are further stores, a conservatory, and cellar. Planning was granted in April 2020 to add an orangery leading from the kitchen.
There are 6 bedrooms to the first and second floors including a very nice master suite with a bathroom and dressing room. There is a house bathroom on the first floor and another on the second. Perhaps surprisingly there is a wonderful music room to the second floor where the current owner has enjoyed putting on small concerts, which would lend its self as a playroom or very good home office.
The Grounds And Gardens
The house occupies an elevated position, and is approached up a short drive lined with ornamental cherry trees to a parking area and decent garage. The gardens have been loved and tended by the owner, and are designed to change with the seasons giving pleasure throughout the year. There is a rose walk and well stocked flower beds, not to mention a terrace accessed directly from the reception hall.
The current owner added the paddock to the property, which is held on a separate title and measures 5.34 acres. This offers grazing or amenity land and is home to an abundance of flora and fauna.
